Challenges
 
With the faster pace of urbanization and the transformation of urban economic structure, the factories and plant clusters, once on behalf of city’s industrial civilization, have gradually withdrawn from the historical stage. Only in the Pearl River Delta region, there are hundreds of million square meters of old plants. To tear down and rebuild these old plants will produce dust, noise and construction waste and pollute the environment. Moreover, since the most of non-occupied plants have not reached the deadline of design lifetime, the demolition will cost highly, and waste a lot of resources. So it has been an urgent problem for urban construction that how can we rebuild the plants effectively and reasonably, make the reconstructive plants a high value-added product with various benefits including economic utility, environmental benefits and cultural heritage, and  promote the industrial and urban transformation and upgrading.
 
Solutions
 

Make the green concept run through the full life-cycle of the project and create a model for rebuilding the old plants

Built in the early 1980s, the Sanyo factory area was the predecessor of the Nanhai ECOOL. With high-speed economic development, the factory plants have been gradually eliminated and were idle. CMPD puts the green ecological development concept and practice into the full life-cycle of the project, plans and designs the system simulation in stages and analyzes every programs., it gathers more than 60 green technologies to realize integrated innovation. A series of measures are implemented to rebuild the old plants from the construction ,the indoor layout to landscape, such as adopting temperature and humidity independent control air conditioning system to reduce energy consumption, using modular vertical gardening, ventilation and air conditioning technology to improve building environment, and utilizing artificial wetlands and rainwater collection system to discharge no sewage and reuse all recycled water. The park of Nanhai ECOOL has 146 cultural and creative enterprises, including the world's largest toy design company Hasbro and Canada L & A landscape design firm. Environmental benefits
 
CMPD’s green transformation of existing industrial constructions avoids a lot of construction waste and reduces the re-consumption of resources. The comprehensive environmental benefits are obvious. In all these benefits, the Building 3 project of Nanhai ECOOL becomes the retrofitting project that first gets the Green Building Award of the International Housing Association in China and the only renewable energy demonstration project in Shenzhen. In this project, comprehensive energy-saving rate reaches up to 65%,and it can save about 2.4 million kw/h every year. This is equivalent to reducing 1000 tons of standard coal consumption and 2393 tons of carbon dioxide. Besides, the utilization rate of rain and the other non-traditional water resources is 41% and the water-saving rate is 50%. Every year it can save 10 thousand tons of water. After rebuilding, the old plants are revitalized. First, Shekou industrial development has been promoted a lot. By the end of 2014, Nanhai ECOOL has absorbed employment of more than 4300 people. Its annual output value is more than 6 billion, and it creates a total profit of about 1.8 billion yuan and pays taxes of about 600 million yuan. Shekou network valley attracts nearly 8,000 high-tech talents to settle in the park, and its gross output value reaches more than 20 billion yuan. Third, it continues the urban culture. Rebuilding old plants can retain the cultural heritage of the city and avoid the interruption of urban cultural context. Moreover, because of the integration of history and future, and the blend of tradition and modern, the reconstruction gives the city a cultural landscape with a fusion of history and modernity, which makes the city more attractive.

The plants rebuilding displays the development process of Shekou industrial transformation and reflects the development direction of Shenzhen in the new era.
